How we compute the estimate
We take the asking prices of active sale listings on Locuit in your chosen city (EUR prices only), compute each one's price per square meter, and show you the range covering the middle half of the market (25th–75th percentiles), plus the median. For apartments we refine by room count when we have enough listings; for houses, surface and comparable listings carry the weight. If we don't have enough listings, we show nothing — we prefer an honest “not yet” over a made-up number.
The estimate is indicative, based on asking prices (not transaction prices) and does not constitute a certified valuation.
