Industrial site suited to industrial, logistics and technology developments – Valea Călugărească, Prahova
The former Romfosfochim site, located in Arva village, Prahova County, is available for purchase as a whole. The property comprises land within the built-up area, access from paved public roads and existing utility infrastructure.
The site’s scale allows for a phased masterplan, with dedicated areas for buildings, internal roads, technical installations and future expansion.
Location
Approximately 12 km from Ploiești, 60 km from Bucharest, 50 km from Henri Coandă International Airport and 1 km from the DN1B national road. Valea Călugărească railway station is approximately 50 m from the main entrance, with a dedicated rail connection to the site planned.
Electricity
The on-site transformer station has an installed capacity of 25 MW, with approximately 5 MW currently in use. The capacity available to a new consumer and the potential for expansion require official confirmation from the grid operator.
The infrastructure includes approximately 980 m of medium-voltage cable, commissioned in 2014, with a crossing beneath the county road. The 220/110 kV substation adjoins the property, and a 110 kV overhead line currently operated at 20 kV runs along the perimeter.
Available power, the connection solution, required works, costs and timelines will need to be established for the proposed investment, together with redundancy and backup power arrangements where necessary.
Rail connection project
A connection to the public railway network is proposed through Valea Călugărească station, via switch no. 21, track 6, at the X end of the station. The project comprises approximately 2,520 m of tracks, including two loading and unloading tracks measuring 740 m and 730 m.
Documentation has been submitted to the Romanian Railway Authority (AFER). The approvals, detailed design, connection agreement with CFR and outstanding works require confirmation. The connection remains at project stage and is not yet operational.
Development and planning
Potential uses include manufacturing, warehousing, distribution, an intermodal terminal, industrial services, data centres and energy projects, subject to approvals and utility availability.
The process will include checking permitted uses and development parameters, obtaining an urban planning certificate and addressing the zonal urban plan (PUZ) requirements. Data centre projects will also require checks on fibre connectivity, cooling and electrical infrastructure.
Environment
The site’s history as a chemical fertiliser plant requires existing environmental studies to be updated and the soil, groundwater and remaining materials to be assessed. Any remediation works, costs and responsibilities will be established through specialist assessments and studies.
