Buying from a developer, in short

Check the building permit

Ask for the building permit and check it covers the unit you are buying — not another building in the complex.

Notarized preliminary contract

Sign the preliminary contract at a notary, not only on the developer’s website. That gives you protection and clear deadlines.

VAT 9% or 21%?

Ask whether the price includes VAT and at which rate. For new homes, 9% vs 21% changes the monthly payment a lot.

Handover and land registry

At handover, ask for the acceptance report and register the property in the land book before the final payment, if applicable.
